
When I was renovating my house, I did some research on the cost of house renovation in Malaysia. The cost can vary significantly, depending on the scope of work, materials used, and the location of the property.
Below is a general breakdown of house renovation costs. Note that these are approximate estimates and can vary based on specific requirements and market conditions.

Total Renovation Cost Estimates

Factors Affecting Renovation Costs
1. Location: Urban areas like Kuala Lumpur and Penang tend to have higher labor and material costs.
2. Materials: High-end materials (e.g., marble, imported tiles) will significantly increase costs.
3. Labor: Skilled labor costs vary by region and contractor.
4. Design Complexity: Custom designs and structural changes add to the overall cost.
5. Permits and Approvals: Some renovations require local council approvals, which can add to the cost.
My Experience
Our renovation budget initially was set at RM 100,000. First, we needed to find a designer. After meeting a few designers, we engaged an interior designer and he started to design the house. The process took quite some time as we were not in the same town as the house. After the design was finalised, we asked for the quotation for design and build. The main reason for design and build is to avoid the hassle of dealing with many vendors. The amount was over RM 300,000 and it was definitely over our budget. Since it was out of our budget, there was no choice but to do it ourselves.
However, the budget had to be increased. Based on the designer’s quotation, we decided to double our budget. Next, we look for a contractor for the wet works. We engaged our contractor as his price was reasonable after checking the quality of his work. Nonetheless, there were a few hiccups during the renovation. The developer did not provide us the structural drawing, citing confidentiality issue. So, we could only ask the developer staff to mark the supporting columns on the floor plan that we have. However, the markings were inaccurate and we were surprised to see more columns than we expected. The whole layout had to be revamped to accommodate the columns. This caused delay and also increased the cost. The wet work required around RM 85,000+ including the materials and paints.
We also looked for an electrician for the wiring work. The cost was significant due to the amount of work involved. We also had to buy all the lights and fans. We went to a few lighting shops and found a salesperson that was willing to offer advice. In the end, the lighting for the house costs more than RM 5,000. The fans cost us another RM 3,000. Other than these, air-conditioners also cost a lot. Other than the price for the machines, installation also requires fees. Furthermore, if the distance between the blower and compressor is larger than a predetermined value, there would be extra charges for the piping. We spent around RM 9,000+ for six air-conditioners.
After that, there were the doors and windows. Depending on the design, the cost could vary significantly. In the end, we forked out RM 10,000+ for the sliding doors and windows. We have chosen to reuse most of the original doors and windows, else the cost would be higher. We also had to install curtains and blinds for the windows and sliding doors. This part cost us RM 7,000+.
For the cabinetry, our designer is also the carpenter. We decided to install cabinets in foyer, dry kitchen (with island), wet kitchen, family hall and master bedroom. All in all, the woodwork cost RM 80,000+.
For the security, we decided to forgo grills as it would affect the aesthetics of the house. Thus, we chose to install electric fence around the perimeter of our house. The cost of the electric fence is RM 32,000. Besides that, to ease our movement in and out of the house, we need an autogate system. This cost us RM 2,150.
Before moving in, our house also required cleaning. As it is too big for us to clean ourselves, we hired a cleaning agency. Their service cost RM 1,300. For the relocation, we also spent RM 800 to hire a moving company.
All in all, without the loose furniture and a majority of electrical appliances, our total cost was around RM 235,000+. As we decided to reuse most of the things the we already owned, we estimate that another RM 50,000 is needed for the furniture and appliances.
Our contractor for the wet work started fast but dragged his feet towards the final stage of the construction. So, it is important to select a reputable contractor and work out a payment plan. Although I did hold a portion of the payment to be released after everything is done, the amount might be too small. Thus, I think it is better to hold at least 10 – 20% of the cost as the final payment after the work is done and checked. Delay is to be expected but months of delay are too much.
